Hectare to guntha: 1 hectare = 98.8422 guntha. A hectare is 10,000 square meters and a guntha is 1,089 sq ft (33 ft × 33 ft), so one hectare holds just under 99 guntha. Going the other way, 1 guntha is 0.010117 hectare.
Why you need this: the record speaks hectare, the village speaks guntha
In Maharashtra the 7/12 (satbara) extract on Mahabhumi Bhulekh shows area in hectare and are. Gujarat's 7/12 on AnyRoR also uses hectare, are and square meter. Karnataka's RTC on Bhoomi gives acre and gunta, often with a hectare figure too. Yet buyers, brokers and farmers in all three states talk in guntha. This page bridges the two.
How to convert hectare to guntha
Guntha = hectare × 98.8422
Hectare = guntha × 0.010117 (or guntha ÷ 98.8422)
Worked example from a 7/12: the area column reads 1.20, meaning 1 hectare 20 are, or 1.2 hectare. 1.2 × 98.8422 = 118.6106 guntha. Since 40 guntha make an acre, that is 2 acre and 38.6106 guntha.
Reverse example: a 40 guntha (1 acre) plot is 40 × 0.010117 = 0.4047 hectare.
Karnataka example: an RTC shows 2-10, meaning 2 acre 10 gunta. First make it all guntha: 2 × 40 + 10 = 90 guntha. Then 90 ÷ 98.8422 = 0.9105 hectare. Check it against the hectare column on the same RTC.

Guntha and are are close, but not equal
The are is the metric unit inside the hectare: 100 are make 1 hectare. One guntha is about 1.0117 are, and one are is about 0.9884 guntha. They are close enough that people mix them up, but over a large farm the gap adds up. On 1 hectare, treating are as guntha would give 100 guntha instead of 98.8422.
Quick facts
- 1 hectare = 2.4711 acre = 2 acre 18.8422 guntha
- 1 guntha = 101.1714 square meters = 121 gaj
- 1 acre = 40 guntha = 0.4047 hectare
- 1 hectare = 6.1776 Gujarat vigha, since one vigha is 16 guntha
- 10 hectare = 988.4215 guntha
The Gujarat line is useful because many farmers there think in vigha, the broker quotes in guntha and the 7/12 shows hectare. With the three numbers above you can move between all of them. The vigha of 16 guntha is a commonly used value, not a notified one, so confirm it locally.
Tips
- Read the 7/12 area column carefully. 0.40 there means 40 are, which is 39.5369 guntha, not 40 guntha.
- Some old entries in Maharashtra still show acre and guntha. Do not convert those again.
- Round only the final figure, and keep at least two decimals of guntha for small plots.
- For a sale, partition or court matter, confirm the area with the talathi, tehsil office or land records office.
