Sources differ in some states. Property portals often round the UP bigha to 27,000 sq ft, which gives 3.9866 bigha per hectare instead of 3.9537. Madhya Pradesh has three figures in circulation, and Uttar Pradesh also has smaller kachha bighas in some localities.
How to convert, with a khatauni example
Bigha = hectares × 1,07,639.1 ÷ (square feet in your bigha)
Say your UP khatauni shows a plot of 0.253 hectare and your village uses the pucca bigha of 27,225 sq ft.
- Square feet: 0.253 × 1,07,639.1 = 27,232.7 sq ft.
- Bigha: 27,232.7 ÷ 27,225 = 1.0003 bigha.
So 0.253 hectare is almost exactly 1 pucca bigha. That is a useful number to remember: 1 pucca bigha is 0.252929 hectare.
Saying it in bigha and biswa
In UP and Rajasthan a bigha has 20 biswa. With the pucca bigha, 1 hectare is 3.9537 bigha, which is 3 bigha and 19.07 biswa, or close to 3 bigha 19 biswa. In West Bengal and Bihar, where a bigha has 20 katha, convert the decimal part into katha the same way: multiply it by 20.
