The rule is the same across India. A gaj in Delhi, Jaipur, Lucknow or Hyderabad is 9 square feet. Only the price per gaj changes.

Take a plot of 30 ft by 45 ft.

  1. Area in square feet: 30 × 45 = 1,350 sq ft.
  2. Divide by 9: 1,350 ÷ 9 = 150 gaj. This one comes out even.

Now take a plot of 35 ft by 40 ft, which is 1,400 sq ft. 1,400 ÷ 9 = 155.56 gaj. You can write this in decimals (155.56 gaj) or the way many dealers do, as whole gaj plus leftover feet: 155 gaj and 5 sq ft. Both say the same thing. The second form is handy when you check a paper that lists whole gaj only.

Tips for buyers

  • Measure first, then convert. Multiply the measured length and width in feet, then divide by 9. Do not convert each side to yards first unless both sides divide cleanly by 3.
  • Watch rounding on the rate. 1,250 sq ft is 138.89 gaj. If it is called 139 gaj, you pay for 1,251 sq ft. One extra foot is small, but on a 30 ft by 45 ft plot quoted as 151 gaj instead of 150, you pay for 9 sq ft that are not there.
  • Square yard and gaj are the same. If a paper says sq yd, it is the gaj. If it says square meter, use square meter to gaj instead, because a square meter is bigger.
  • Large land such as farms is better described in acres or bigha. 10,000 sq ft is 1,111.11 gaj, which is easier to read as 0.2296 acre.
