Land Measurement in Rajasthan: Pucca and Kachha Bigha

If the village uses the kachha bigha, the same 5 bigha gives each brother 43,560 sq ft, which is 1 acre. In hectare terms the pucca share is about 0.6323 hectare and the kachha share is about 0.4047 hectare. Compare these with the jamabandi before you sign.

Official records unit and portal

Land records are on Apna Khata (the e-Dharti jamabandi system of the Revenue Department). Current jamabandi entries are reported to use the hectare, while bigha and biswa appear in older records. Secondary sources describe the area field (rakba, रकबा) as bigha, biswa or hectare, and we could not confirm this from an official page. So read the unit printed next to the number before converting.

Common mistakes

• Using the wrong bigha. 10 pucca bigha is 272,250 sq ft, but 10 kachha bigha is 174,240 sq ft. The gap is 98,010 sq ft.
• Trusting a bigha count over the hectare figure. Check the hectare on the jamabandi before a deal.
• Assuming one bigha for the whole state. Canal areas such as Ganganagar and Hanumangarh may follow their own practice. We could not confirm their bigha size.

Sources differ on a few other figures, such as a bigha of about 2,700 sq m quoted by one lender, or a bigha of 5 biswa in some area. These are not supported by other sources, so we do not use them.
