Why one biswa is not one size
A biswa is always one twentieth of a bigha. But the bigha changes from state to state, so the biswa changes with it. Pick the right row before you convert:

What a biswa plot looks like
A UP biswa of 1,361.25 square feet could be a plot 33 ft by 41.25 ft, since 33 × 41.25 = 1,361.25. A Himachal biswa of 435.6 square feet is much smaller, about the size of a plot 20 ft by 21.78 ft (435.6 sq ft). That is why it matters which state the paper comes from.
What about Punjab?
Punjab records mostly use kanal and marla. Older bigha-biswa entries in some areas are close in size to the Delhi and Haryana value, but sources differ, so ask the patwari before using any figure.
