The acre, square yard and hectare are standard units. The gunta, cent and ankanam values are commonly used figures; we did not find a Telangana government page that states them in square feet. A gunta is a square of 33 ft by 33 ft, which gives 1,089 sq ft.
Units that vary: ankanam and kuncham
The ankanam of 72 sq ft (8 square yards) is the usual value in Telangana and coastal Andhra Pradesh. A smaller ankanam of 36 sq ft is reported for the Rayalaseema region of Andhra Pradesh. The kuncham is harder. One property guide gives 484 sq ft for Telangana and Andhra Pradesh, while another source gives 4,356 sq ft (one tenth of an acre) for north Karnataka. Sources differ, so check before using a kuncham figure.

Official records and portal
Telangana land records are on Bhu Bharati, the Revenue Department portal set up under the Telangana Bhu Bharathi (Record of Rights in Land) Act, 2025. It replaced the older Dharani portal. The RoR 1B, pahani and pattadar passbook show farm land in acres and guntas. When land is registered, agricultural land is given in acres and guntas and non agricultural land in square yards.
How to read land size in Telangana records
This is the most common mistake in Telangana. An extent written as 1.20 usually means 1 acre 20 guntas, not 1.2 acres. The two are very different:

The gap is 13,068 sq ft. Because 40 guntas make an acre, the number after the point can go up to 39. An entry like 2.35 means 2 acres 35 guntas, which is 125,235 sq ft. This reading is common practice; we did not find it written on an official page, so confirm it with the revenue office if a deal depends on it.
For house sites, a 200 square yard plot is 1,800 sq ft, which is 25 ankanam or about 1.65 gunta. Use our gunta to square feet converter or gunta to acre converter for other figures.
Common mistakes
- Reading acres.guntas as a decimal. 1.20 is 1.5 acres, not 1.2 acres.
- Mixing square yards and square feet. A 150 square yard plot is 1,350 sq ft, not 150 sq ft.
- Using the Rayalaseema ankanam in Telangana. The usual Telangana ankanam is 72 sq ft.
- Trusting one kuncham figure. Sources differ widely.
