How acre-guntha is written in records

This is where most mistakes happen. Land records in the south and west often write acres and guntha as two numbers joined together. They are not a decimal.

See the trap in the last two rows. "1.20" in a Telangana record usually means 1 acre 20 guntha, which is 1.5 acres. Read as a decimal, it would be 1.2 acres, and 12 guntha would go missing. Karnataka RTCs also use anna for fractions of a guntha. There are 16 anna in a guntha, so 8 anna is half a guntha.

Maharashtra and Gujarat 7/12

The modern 7/12 (satbara) extract shows area in hectare and are (H.R.), not acre and guntha. A guntha is about 1.0117 are, slightly more than one are. So 40 guntha (one acre) is about 40.4686 are, or about 0.4047 hectare. Convert the 7/12 figure with hectare to guntha when you need guntha.

Guntha next to cents

In coastal Karnataka and parts of Andhra Pradesh and Telangana, people also talk in cents. The two fit together neatly: 1 acre = 40 guntha = 100 cents, so 1 guntha = 2.5 cents. A 10 guntha plot is 25 cents. If one paper says guntha and another says cents, convert both to square feet before you compare.

  • Ask how the seller writes it. "Two point ten" may mean 2 acres 10 guntha. Write it in guntha (90) on your notes to avoid confusion.
  • Do not equate guntha and are. The small difference grows on big plots: 100 guntha is about 101.17 are.
  • Use the official extract. Check the area on Mahabhumi Bhulekh, Bhoomi, Bhu Bharati or AnyRoR, and confirm with the talathi or village accountant before a sale or partition.
