For guntha to acre, divide by 40. There are 40 guntha (gunta) in 1 acre, so 1 guntha = 0.025 acre. A guntha is 1,089 sq ft everywhere it is used, from Maharashtra and Gujarat to Karnataka, Telangana and Andhra Pradesh.
The guntha ladder
Most small farm and plot deals use round guntha numbers. Learn this ladder and you can convert most of them in your head:
| Guntha | Acre | As a fraction | Square feet |
|---|---|---|---|
| 5 | 0.125 | one eighth | 5,445 |
| 10 | 0.25 | one quarter | 10,890 |
| 20 | 0.5 | one half | 21,780 |
| 30 | 0.75 | three quarters | 32,670 |
| 40 | 1 | one full acre | 43,560 |
Each step of 10 guntha adds a quarter acre. Each single guntha adds 0.025 acre, so an odd count is easy too: 13 guntha is 0.325 acre, and 27 guntha is 0.675 acre.
How to convert guntha to acre
acres = guntha ÷ 40
Worked example: a 7/12 extract from your grandfather's time lists 95 guntha. 95 ÷ 40 = 2.375 acres. In the acre-guntha style that records use, take out the whole acres first: 2 acres is 80 guntha, which leaves 15 guntha. So the land is 2 acres 15 guntha.
Do not write this as "2.15 acres". In decimal form it is 2.375 acres. The record style and the decimal style look alike but are not the same. If you type "2.15" into a calculator as acres, you lose about 9 guntha.
Bigger counts
- 50 guntha = 1.25 acres (1 acre 10 guntha)
- 100 guntha = 2.5 acres (2 acres 20 guntha)
- 120 guntha = 3 acres
Guntha in hectares
Modern 7/12 extracts in Maharashtra and Gujarat show hectare and are, so you may need to go one step further. 1 guntha is about 1.0117 are. 95 guntha (2.375 acres) is about 0.9611 hectare. 100 guntha is about 1.0117 hectares, just over a hectare. Use acre to hectare after you have the acres.

Tips
- Check the side lengths. One guntha is 33 ft by 33 ft. A 10 guntha plot could be 66 ft by 165 ft, or many other shapes. Ask for the sketch.
- Read the record carefully. In Telangana and Karnataka, an extent like 1.20 or 1-20 usually means 1 acre 20 guntha.
- Confirm with officials. Before a sale or partition, check the extent on Mahabhumi Bhulekh, Bhoomi, Bhu Bharati or AnyRoR and confirm with the talathi or village revenue officer.
