The acre, square yard and hectare are standard units. The cent, gunta, ankanam and kuncham values are commonly used figures. We did not find an Andhra Pradesh government page that states them in square feet, so treat them as common practice.
Ankanam and kuncham differ by region
The ankanam is not the same everywhere. The usual value is 72 sq ft (8 square yards) in coastal Andhra and most of the state. A value of 36 sq ft (4 square yards) is reported for Rayalaseema, including Tirupati. That figure comes from a single converter guide, so check it locally before a deal. The kuncham is also unsettled. One guide gives 484 sq ft for Andhra Pradesh and Telangana, while another source gives 4,356 sq ft for north Karnataka. Sources differ.

Official records and portal
Andhra Pradesh land records are on Meebhoomi, run by the Revenue Department. It shows the Adangal and the ROR 1B for each survey number. Older records describe farm land in acres and cents. Newer records made after resurvey use hectares, ares and square metres. We could not confirm on an official page which unit every current extract prints, so read the unit heading on your copy.
How to read land size in Andhra records
Take an extent of 2 acres 35 cents. Because a cent is one hundredth of an acre, this is the same as 2.35 acres:
- 2 acres = 87,120 sq ft
- 35 cents = 35 x 435.6 = 15,246 sq ft
- Total = 102,366 sq ft = 0.951 hectare
If the record is in gunta instead, 2 acres 35 gunta is a bigger area: 125,235 sq ft, or 2.875 acres. Always check whether the second part is cents or gunta.
For a house site of 200 square yards: 1,800 sq ft = 25 ankanam of 72 sq ft, or 50 ankanam of 36 sq ft, or 4.1322 cents. Use our ankanam to square feet converter and cent to square feet converter for other sizes.
Common mistakes
- Using the wrong ankanam. A 100 ankanam plot is 7,200 sq ft at 72 sq ft, but only 3,600 sq ft at 36 sq ft.
- Mixing cents and gunta. 1 gunta is 2.5 cents, not 1 cent.
- Mixing square yards and square feet in plot ads. 1 square yard = 9 sq ft.
This page explains common practice and is not an official source. For a sale, partition or court matter, confirm the unit with the tahsildar office or the village revenue officer, and check the Adangal and 1B on Meebhoomi.
