1 kotha mati in square feet in Assam is 2,880 sq ft in the Brahmaputra valley, which covers most of the state. A bigha is 5 katha, so 1 bigha is 14,400 sq ft, and 1 katha is 20 lessa of 144 sq ft each. In the Barak valley a much smaller katha of 720 sq ft is reported.
Units used for land in Assam
Assam measures land in bigha (বিঘা), katha or kotha (কঠা) and lessa or lecha (লেচা). House plots in Guwahati and other towns are often sold in lessa. The values below are commonly used figures that several secondary sources agree on. We did not reach an official Assam page that states them.
| Unit | Size in sq ft | In gaj | In sq m | Chain |
|---|---|---|---|---|
| Pura | 57,600 | 6,400 | about 5,351.22 | 1 pura = 4 bigha |
| Bigha | 14,400 | 1,600 | about 1,337.8 | 1 bigha = 5 katha |
| Katha (kotha) | 2,880 | 320 | about 267.56 | 1 katha = 20 lessa |
| Lessa (lecha) | 144 | 16 | about 13.38 | 12 ft by 12 ft |
| Katha, Barak valley | 720 | 80 | about 66.89 | reported, not confirmed |
The chain of units
- 1 pura = 4 bigha
- 1 bigha = 5 katha
- 1 katha = 20 lessa
- 1 bigha = 100 lessa = 14,400 sq ft
Assam's bigha is the same size as the West Bengal bigha. The difference is the split. Bengal divides it into 20 katha, Assam into only 5. So an Assam katha is 4 times a Bengal katha. Mixing them up is a common error.
Lessa, katha and bigha: quick values
| Measure | Result |
|---|---|
| 1 lessa | 144 sq ft (16 gaj) |
| 10 lessa | 1,440 sq ft (160 gaj) |
| 1 katha | 2,880 sq ft (about 6.61 decimal) |
| 1 bigha | 14,400 sq ft (about 0.3306 acre) |
| 1 acre | 3.025 bigha = 15.125 katha = 302.5 lessa |
| 1 hectare | about 7.47 bigha = about 37.37 katha = about 747.49 lessa |
Barak valley: sources differ
For Cachar, Karimganj and Hailakandi, one encyclopedia entry gives a katha of 720 sq ft, the same as the Bengal katha. This fits the Bengali speaking Barak valley, but the entry cites no source and we could not confirm the chain used there. If your land is in the Barak valley, check the katha size with the local revenue office before you convert.
Official records unit and portal
Land records in Assam are on Dharitree, also known as ILRMS, of the Revenue and Disaster Management Department. The jamabandi shows area in bigha, katha and lessa. Acre and hectare are also used, and one district site we checked uses only hectare.
A jamabandi entry is read as three numbers: bigha, katha and lessa. For example, 2 bigha 3 katha 10 lessa is 28,800 + 8,640 + 1,440 = 38,880 sq ft. That is about 0.89 acre or about 0.3612 hectare.
How to measure a plot
- Measure length and breadth in feet and multiply them.
- Divide by 144 for lessa. Then divide the lessa by 20 for katha, and the katha by 5 for bigha.
Example: a plot of 60 ft by 48 ft is 2,880 sq ft. That is exactly 20 lessa, or 1 katha. A plot of 40 ft by 36 ft is 1,440 sq ft, which is 10 lessa or half a katha. For uneven plots use the land area calculator.
Common mistakes
- Using the Bengal katha in the Brahmaputra valley. 5 Assam katha are 14,400 sq ft, but 5 Bengal katha are only 3,600 sq ft.
- Reading lessa as square feet. A record of 10 lessa is not 10 sq ft. It is 1,440 sq ft.
- Calling a bigha one third of an acre. It is close, but 1 acre is 3.025 bigha, not 3.
- Assuming other local units match. Units such as kear or kani were not found in our research, so ask locally if your papers use them.
For a sale, partition or court matter, confirm the unit with the local revenue office and check the jamabandi on Dharitree. Our katha to square feet and bigha to square feet pages also convert Assam values.
