How to work out the price of 1 acre
Land rates in Chhattisgarh are quoted in different units, so convert the rate before you compare. Use these rules:
- Rate per decimal x 100 = rate per acre
- Rate per sq ft x 43,560 = rate per acre
- Rate per hectare / 2.4711 = rate per acre
- Rate per acre / 100 = rate per decimal
This page does not give land prices. For the official rate of an area, check the current government guideline rate for that village or ward at the registration office. The market price can be different.

Is bigha used in Chhattisgarh
We could not confirm that bigha, katha or biswa are in regular use in Chhattisgarh. One online guide lists a Chhattisgarh bigha of 27,000 sq ft, a biswa of 1,350 sq ft and a katha of 720 sq ft. These figures do not fit together: it says 20 katha make a bigha, but 20 x 720 is only 14,400 sq ft. So we do not use them. If someone quotes land in bigha in Chhattisgarh, ask them to state the area in acres, decimal or hectares, and match it with the record. The table below shows how bigha differs in other states.
Official records and portal
Chhattisgarh land records are on Bhuiyan, the state land records portal. The B1 (khatauni) and P2 (khasra) show each plot's area, called rakba, in hectares. Most deals in villages are still talked about in acres and decimal, and town plots in square feet.
How to read rakba in hectares
Say the B1 shows a rakba of 0.405 hectare. Convert it like this:
- 0.405 x 107,639.1 = 43,593.84 sq ft
- 43,593.84 / 43,560 = 1.0008 acre
- That is about 100.08 decimal, or just over 1 acre
A rakba of 0.200 hectare is 0.4942 acre, or about 49.42 decimal (21,528 sq ft). Our hectare to acre converter and hectare to decimal converter do this for any figure.
Common mistakes
- Reading hectare as acre. 1 hectare is about 2.47 acres, so a 1.000 hectare record is not 1 acre.
- Rounding hectare to 2.5 acres. Use 2.4711 for exact work.
- Using a bigha from another state. There is no confirmed Chhattisgarh bigha.
- Comparing rates in different units. Convert every rate to per acre or per decimal first.
This page explains common practice and is not an official source. For a sale, partition or court matter, confirm the area with the patwari or the tehsil office and check the B1 and P2 on Bhuiyan.
