Step one: which bigha is yours?
Ask three questions before you convert.
- Which state and district is the land in? The bigha of Hajipur is not the bigha of Patna, even inside Bihar.
- How many biswa or katha does the local bigha have? In UP and Rajasthan it is 20 biswa; in Bihar and West Bengal 20 katha. In some UP localities a smaller kachha bigha is used.
- What does the official record say? UP khatauni and Rajasthan jamabandi records show hectares, and Bihar records show acre and decimal. Those figures settle any doubt.

Step two: multiply
Acres = bigha × (square feet in your bigha) ÷ 43,560
Worked example: a family in Jaipur owns 20 bigha. Jaipur uses the pucca bigha of 27,225 sq ft. 20 × 27,225 = 5,44,500 sq ft, and 5,44,500 ÷ 43,560 = 12.5 acre.
A family in Bikaner with the same 20 bigha has less land. The kachha bigha there is 17,424 sq ft, so 20 bigha is 8 acre. Same count, 4.5 acre apart.

Tips for families and buyers
- Bigha plus biswa: if land is written as 3 bigha 8 biswa in a pucca bigha area, first make it 3.4 bigha (8 ÷ 20 = 0.4), then multiply: 3.4 × 0.625 = 2.125 acre.
- Gujarat: a vigha of 17,424 sq ft is exactly 16 guntha, which is 0.4 acre.
- Himachal: 5 bigha make exactly 1 acre, so divide the bigha count by 5.
- Madhya Pradesh: sources differ on the bigha, so confirm locally before using the 12,000 sq ft figure.
- For a partition, sale or court case, confirm the unit with the patwari, lekhpal or tehsil office and match it to the land record.
