  • Units by state
  • Checked 10 Oct 2026

1 bigha to var in Gujarat: 1 vigha (bigha) is 1,936 var, because the most quoted Gujarat vigha is 17,424 sq ft and 1 var (square yard) is 9 sq ft. That vigha is exactly 16 guntha, or 0.4 acre. A larger vigha is reported for South Gujarat, so confirm the local size.

Units used in Gujarat

Gujarat uses the vigha (વીઘા), the guntha (ગુંઠા), the vaso, the var (વાર, square yard) and the acre. Land records are reported to use the hectare and are. All the local values below are commonly used figures; we did not find an official page that states the vigha size.

The chain of units

  • 1 acre = 40 guntha
  • 1 vigha = 16 guntha = 0.4 acre
  • 1 vigha = 50 vaso
  • 1 hectare = 100 are = 10,000 sq m
  • 1 guntha = about 101.17 sq m, so a guntha is a little more than 1 are

Acre, hectare and vigha

1 vigha in areabout 16.19about 22.26

So "1 akar = bigha in Gujarat" is 2.5 vigha by the common value.

Worked example: a 5 vigha farm

Say a farm is sold as 5 vigha. By the common value that is 87,120 sq ft. This is exactly 2 acres, or 80 guntha, or 9,680 var. In record units it is about 0.8094 hectare. If the seller means the larger South Gujarat vigha, the same 5 vigha is 119,790 sq ft, which is 110 guntha or 2.75 acre. That is a big difference, so settle the vigha size before you agree a price per vigha.

Official records unit and portal

Records of rights, the 7/12 and 8A extracts, are seen on AnyRoR (Any Record of Rights Anywhere) of the Revenue Department. Secondary sources say the 7/12 shows area in hectare, are and square metre, though one source also mentions guntha and acre. Check which unit your extract prints.

Example: an entry of 40 are is 4,000 sq m, or about 43,055.64 sq ft. That is about 2.47 vigha or about 39.54 guntha. It is just under 1 acre.

How to measure a plot

  1. Measure length and breadth in feet and multiply them.
  2. Divide by 9 to get var, by 1,089 for guntha, or by 17,424 for vigha.

Example: a plot of 90 ft by 60 ft is 5,400 sq ft. That is 600 var, about 4.96 guntha or about 0.31 vigha. For uneven plots, use the land area calculator.

Common mistakes

  • Using the UP bigha. The Gujarat vigha is much smaller than the pucca bigha of north India.
  • Treating 1 guntha as 1 are. A guntha is about 101.17 sq m, an are is 100 sq m.
  • Assuming one vigha for all Gujarat. On 10 vigha, the gap between 17,424 and 23,958 sq ft is 65,340 sq ft.
  • Trusting outlier figures. Some sites quote 12,000 or 21,780 sq ft for the vigha, or imply about 27,000 sq ft. These are not supported by other sources.

Saurashtra and Kutch may have their own vigha; we could not confirm it. For a sale, partition or court matter, confirm the unit with the talati or the local revenue office and check the 7/12 on AnyRoR. Our guntha to square feet and bigha to gaj pages handle other values.
