Why the UP biswa is a useful anchor
In Uttar Pradesh the bigha is not uniform. Some localities count 20 biswa to a bigha, others fewer, so the bigha can shrink. But the biswa itself stays close to 1,361.25 sq ft. If a family in UP talks about a plot in biswa, the square feet are usually more reliable than a bigha figure. In parts of eastern UP, people may even call a biswa sized piece a katha.
How to convert biswa to square feet

Worked example, Lucknow: a house plot is 3 biswa. 3 × 1,361.25 = 4,083.75 sq ft. In gaj (square yards), divide by 9: about 453.75 gaj.
Worked example, Shimla: an orchard is 5 biswa. With the Himachal biswa of 435.6 sq ft, that is 2,178 sq ft. A Himachal biswa is exactly one cent, so 5 biswa is 5 cents.
