The metric ladder
- 1 square meter = a square 1 m × 1 m
- 1 are = 100 square meters = a square 10 m × 10 m

Everything moves by 100, so the maths is only shifting the decimal point. Note the spelling: are (आर) is not acre. One are is about 1,076.391 sq ft, while an acre is 43,560 sq ft.
How to convert are to hectare
Hectare = are ÷ 100 and are = hectare × 100
Example: 35 are ÷ 100 = 0.35 hectare. And 2.5 hectare × 100 = 250 are.

Reading hectare, are and square meter in land records
Many state records write area as three numbers: hectare, are and square meter. You will see this on Tamil Nadu Patta and Chitta, on the Maharashtra and Gujarat 7/12, and in Kerala, where land tax is worked out in ares. A figure such as 1-25-30 means 1 hectare, 25 are and 30 square meters.
To turn it into one number, write it as hectare: 1 + 25 ÷ 100 + 30 ÷ 10,000 = 1.253 hectare. From there:
- In acre: 3.0962 acre
- In cent or decimal: 309.623
- In guntha: 123.8492
- In Gujarat vigha: 7.7406
Small extents need care. On a Patta, 0-02-50 means 2 are and 50 sq m, which is 250 sq m or about 2,690.9776 sq ft. It is not 2 acres.
Going the other way, a hectare figure such as 0.0750 becomes 7 are and 50 square meters. Move the decimal two places for are, and two more for square meters.
Kerala: cents in the deal, are in the record
In Kerala, land is bought and sold in cents, while revenue records and land tax use ares. One are is about 2.4711 cents, and 10 cents is about 4.0469 are. So a 10 cent house plot would show as roughly 4 are in the record. Use the exact figures above when you check a tax receipt or a deed.

Tips
- The are part can only run from 0 to 99, and so can the square meter part, because 100 of either rolls over into the next unit. A larger number there means you are reading the wrong column.
- Convert the whole extent to hectare first, then to any local unit. This avoids rounding twice.
- For a sale, partition or court matter, confirm the extent with the village or taluk revenue office.
