Worked example: a layout plot is sold as 167 sq yd. 167 × 9 = 1,503 sq ft. For the reverse, a house plan shows 2,400 sq ft of land. 2,400 ÷ 9 = 266.6667, so the plot is about 266.67 sq yd.

The same area can have many shapes. A 30 ft × 30 ft plot and a 20 ft × 45 ft plot are both 900 sq ft, but the long, narrow one is harder to build on. Always ask for the side lengths, not just the area.

Square yards are the usual unit for house sites and non agricultural plots in Telangana, Andhra Pradesh, Delhi, towns in Gujarat and the plains of Uttarakhand. Bigger units are built from it in some places. An ankanam in Telangana and coastal Andhra is 8 sq yd (72 sq ft). A guntha is 121 sq yd. An acre is 4,840 sq yd.

Practical tips

  • Measure all four sides. If the plot is not a rectangle, length × width will be wrong. Use the land area calculator for uneven plots.
  • Watch metric papers. Some registrations now give area in square metres. 1 sq yd is about 0.836127 sq m, so a square metre figure is always smaller than the square yard figure for the same plot.
  • Round at the end. When you divide square feet by 9, keep two decimals. 1,200 sq ft is 133.33 sq yd, not 133.
  • Check the record. Before you pay, match the area in the sale deed with the land record and the approved layout, and ask the local revenue or registration office about any gap.
