To convert sqm to acre, divide the square metres by 4,046.86, because 1 acre = 4,046.86 sq m. A single square metre is only about 0.000247 acre. Both units are fixed, so the result is the same in every state.

Two ways to do it, and which is better

Method A: acres = sq m ÷ 4,046.86

Method B: acres = sq m × 0.000247

Method B is quick, but 0.000247 is a rounded number. On large areas it drifts. Take 20,000 sq m. Method A gives about 4.9421 acres. Method B gives 4.94 acres. The small gap is about 0.0021 acre, which is about 8.5 sq m. For a deed or a valuation, use Method A or the converter above.

Square meter to acre and cent

A decimal answer like 0.7907 acre is hard to picture. In south India and in Bihar, Jharkhand, Odisha and Bengal, people prefer acre and cent (or decimal). Since 1 cent is one hundredth of an acre, the split is easy.

Worked example: 3,200 sq m.

  1. Divide by 4,046.86: 3,200 ÷ 4,046.86 = about 0.7907 acre.
  2. There are no whole acres, so all of it is cents. Multiply by 100: about 79.07 cents.
  3. If you are in Maharashtra, Karnataka or Telangana, you may want guntha. Multiply the acres by 40: about 31.63 guntha.

Worked example: 5,000 sq m. 5,000 ÷ 4,046.86 = about 1.2355 acres. That is 1 acre and about 23.55 cents.

Where you will see square metres

Metric units are now common on official papers. Tamil Nadu patta writes hectare, are and square metre. Kerala and Andhra Pradesh resurvey records use metric units. Karnataka registrations increasingly use square metres. Many 7/12 extracts in Maharashtra and Gujarat use hectare and are, and 1 are is 100 sq m. So a buyer often has to turn a square metre figure back into acres or cents to compare with what the seller said.

Tips

  • Spot the short forms. sq m, sqm, sq mtr, sqmt and sq.m all mean square metre. If you see "sqmm" in a land paper, it is most likely sq m typed wrongly, since a square millimetre is far too small for land. Ask if unsure.
  • Square metres are not square feet. 1 sq m is about 10.7639 sq ft. Mixing them makes an area look about ten times too big or too small.
  • Confirm before you sign. Compare the acre figure with the land record and ask the tehsil or taluk office about any gap.
