Rajasthan: pucca or kachha
Rajasthan uses two bighas. The pucca bigha is described as 165 ft by 165 ft and is used in the east, centre and south, for example Jaipur and Udaipur. The kachha bigha is 132 ft by 132 ft and is used in the west, for example Bikaner. So 100 bigha in Jaipur is 62.5 acre, but in Bikaner it is 40 acre. The gap is 22.5 acre. The current jamabandi on Apna Khata shows area mainly in hectare, so 100 pucca bigha should appear as about 25.29 hectare.
Gujarat and Maharashtra
In most of Gujarat, 100 vigha = 40 acre, or 1,600 guntha. Maharashtra records do not use the bigha. If a Maharashtra seller speaks of 100 bigha, ask what size they mean and convert using that.
