Gaj is an area here, not a length

The two figures look very different for the same plot: 150 gaj sounds bigger than 125.42 square meters, but they are the same land. Knowing the factor lets you match the brochure to the paper in a few seconds.
How to convert gaj to square meter
Square meter = gaj × 0.836127
Worked example: a 200 gaj plot.
- Write the area in gaj: 200.
- Multiply: 200 × 0.836127 = 167.2255.
- Round for daily use: about 167.23 square meter.
To go from square meter back to gaj, multiply by 1.196. For example, 100 square meter × 1.196 = 119.6 gaj.

Tips before you trust a figure
- Keep the unit name with the number. "167" on its own could be gaj, square meter or square feet. Always write which one.
- Do not round twice. Convert from the original gaj figure, not from a square meter value that was already rounded.
- Match the paper. If a sale deed shows square meters and the broker quotes gaj, convert one into the other and compare. A small gap from rounding is normal. A big gap needs a question.
- Measure the plot yourself. Length × width in feet, divided by 9, gives gaj. Length × width in meters gives square meters directly.
- For a sale, partition or court matter, confirm the area with the local revenue office or development authority and check the land record.
